A plat book shows land ownership and acreage information for rural parcels of land by township. Additional base map
features also include roadways, waterways, section lines, municipal
boundaries, subdivisions, recreational boundaries and an index to
owners. Price and availability may vary depending on the age of the data.
Theoretically a congressional township is a square
tract of land with political boundaries of six miles each and
containing 36 sections of land. Actually this is not the case. Years
ago, when the original survey was made by the government engineers,
they knew that it was impossible to keep a true north and south
direction of township lines, and still keep getting township squares of
36 miles. As they surveyed toward the North Pole, they were constantly
running out of land, because the township lines were converging toward
the North Pole. Provision was made for running intermediate correction
lines to allow for the natural curvature of the earth.
Because plat books are published as a guide to the
community, all ownership data are gathered from the Official Public
Record at the County Courthouse by our researchers. Though continual
sales and transfers of property make it impossible to guarantee 100%
accuracy, direct access to tax records, land descriptions and the
insight of county officials help our researchers gather the ownership
and acreage information necessary to produce a new plat book.
A land description is a description of a tract of
land in legally acceptable terms; so as to show exactly where it is
located and how many acres it contains.

Updating a county depends on various factors. If certain criteria are not met, a county may not be selected
for updating. Some of these factors include but are not limited to the
rate of land sales and transfers, local interest (advertising,
distribution and sales potential), and the overall condition of the
local economy.
We have a quarterly newsletter that tells you all about what
